How estimates are calculated

Planning estimates: annual taxes start at 1.2% of home price and homeowners insurance at 0.48%; both adjust with price until you enter your own amounts. Utilities start at $400/month. Conventional PMI is estimated below 20% down using the editable annual rate above (0.5% of the loan by default). These are assumptions, not local tax rates or lender quotes. FHA, USDA, and VA costs differ. Closing costs, maintenance, and loan-program fees are excluded.
